These Terms of Service ("Terms") govern your access to and use of the Odisha Housing website, mobile experience, and related services (collectively, the "Platform"), operated by Odisha Housing ("Odisha Housing", "we", "us", or "our"). By accessing or using the Platform, you agree to be bound by these Terms. If you do not agree, please do not use the Platform.

1. About Odisha Housing

Odisha Housing is a real estate discovery and marketplace platform that helps buyers search, compare, and evaluate residential and commercial properties, plots, and projects across Bhubaneswar, Cuttack, and other parts of Odisha. We aggregate listings from developers, property owners, and authorized partners, and provide tools such as EMI calculators, area unit converters, market insights, and an AI-assisted search experience. Odisha Housing is a technology platform and marketplace — we are not a real estate developer, promoter, broker, or agent unless expressly stated for a specific listing.

2. Eligibility

You must be at least 18 years old and capable of entering into a legally binding contract under the Indian Contract Act, 1872 to use the Platform. By using the Platform, you represent that you meet these requirements.

3. Accounts & Communication

Certain features, such as posting a property or contacting a developer, may require you to provide accurate contact details (including your name, phone number, and email address). You agree to provide accurate, current, and complete information and to keep it updated. You are responsible for all activity associated with the details you provide, and you consent to being contacted by Odisha Housing, developers, or verified partners in connection with your enquiries or listings.

4. Property Listings & Content Accuracy

Property listings, pricing, availability, configurations, images, and project details displayed on the Platform are submitted by developers, property owners, or third-party sources, and may change without notice. While we take reasonable steps to review and verify listings before they are published, Odisha Housing does not independently inspect every property and does not guarantee the accuracy, completeness, or currency of any listing. You are strongly encouraged to independently verify all details — including title, RERA registration, pricing, and possession status — directly with the developer or seller and appropriate authorities before making any decision or payment.

5. Posting a Property

Where we offer a "Post Property" feature free of cost and without broker commission, you agree that any property, price, and contact information you submit is accurate, that you have the legal right to list the property, and that the listing does not violate any law or third-party right. We reserve the right to edit, reject, suspend, or remove any listing at our sole discretion, including listings that appear fraudulent, duplicated, or misleading.

6. Prohibited Conduct

You agree not to:

• Post false, misleading, fraudulent, or duplicate property listings;
• Use the Platform to circumvent, scrape, or systematically extract data without our prior written consent;
• Interfere with, disrupt, or attempt to gain unauthorized access to the Platform, its servers, or connected networks;
• Impersonate any person or entity, or misrepresent your affiliation with any person or entity;
• Use the AI chat assistant or any tool on the Platform to generate, transmit, or store unlawful, abusive, or infringing content; or
• Use the Platform for any purpose that is unlawful or prohibited by these Terms.

7. Tools & Estimates

Tools such as the EMI calculator, area unit converter, market insights, and AI assistant are provided for general informational and illustrative purposes only. Figures, estimates, and suggestions generated by these tools are not financial, legal, or professional advice and should not be relied upon as such. Always confirm figures with your bank, lender, or a qualified professional before making financial decisions.

8. Intellectual Property

The Platform, including its design, text, graphics, logos, and underlying software, is owned by or licensed to Odisha Housing and is protected by applicable intellectual property laws. You may not copy, reproduce, distribute, or create derivative works from any part of the Platform without our prior written permission, other than for personal, non-commercial use in the ordinary course of browsing the Platform.

9. Third-Party Links & Services

The Platform may contain links to third-party websites or services (including developer websites, payment providers, or map providers) that are not owned or controlled by Odisha Housing. We are not responsible for the content, policies, or practices of any third-party website or service.

10. Disclaimers

The Platform is provided on an "as is" and "as available" basis, without warranties of any kind, whether express or implied, including implied warranties of merchantability, fitness for a particular purpose, and non-infringement. We do not warrant that the Platform will be uninterrupted, error-free, or completely secure.

11. Limitation of Liability

To the maximum extent permitted by law, Odisha Housing and its officers, employees, and partners shall not be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits, revenue, data, or goodwill, arising out of or in connection with your use of the Platform, any property listing, or any transaction with a third party facilitated through the Platform.

12. Indemnification

You agree to indemnify and hold harmless Odisha Housing and its officers, employees, and partners from any claims, damages, liabilities, and expenses (including reasonable legal fees) arising from your use of the Platform, your violation of these Terms, or your violation of any right of a third party.

13. Termination

We may suspend or terminate your access to the Platform, in whole or in part, at any time and without notice, if we reasonably believe you have violated these Terms or engaged in conduct harmful to Odisha Housing, other users, or third parties.

14. Governing Law & Jurisdiction

These Terms are governed by the laws of India. Any disputes arising out of or relating to these Terms or the Platform shall be subject to the exclusive jurisdiction of the courts in Bhubaneswar, Odisha.

15. Changes to These Terms

We may update these Terms from time to time to reflect changes in our services or applicable law. We will update the "Last updated" date above when we do. Continued use of the Platform after changes take effect constitutes acceptance of the revised Terms.
