RERA Compliance

1. What is RERA

The Real Estate (Regulation and Development) Act, 2016 ("RERA") is a central legislation enacted to bring transparency, accountability, and buyer protection to India's real estate sector. Under RERA, most residential and commercial projects above a specified size must be registered with the state Real Estate Regulatory Authority before they can be advertised, marketed, sold, or offered for sale. In Odisha, this authority is the Odisha Real Estate Regulatory Authority (ORERA).

2. Our Approach to RERA

Odisha Housing is a discovery and marketplace platform, not a promoter or developer. Where a developer or project has shared its RERA registration details with us, we aim to display that information alongside the listing as a convenience to buyers. However, project registration status, validity, and scope can change over time, and we cannot guarantee that every registration number shown on the Platform is current or accurately transcribed.

3. Verifying a Project Yourself

Before making any booking, payment, or commitment, we strongly recommend independently verifying a project's RERA registration status directly with the Odisha Real Estate Regulatory Authority (ORERA), using the registration number provided by the developer. You should confirm details such as the registered promoter name, sanctioned plans, possession timeline, and any regulatory orders or complaints associated with the project before proceeding.

4. Listings Below the RERA Threshold

Certain categories of property — such as small plot sales, resale of individual units by private owners, or projects below the area/unit thresholds defined under the Act — may not require RERA registration. Where this applies, it does not indicate any issue with the property; buyers should simply rely on standard legal and title due diligence instead of a RERA number.
